Before You Build: Manufacturing Facility Planning

When a manufacturer begins thinking about a facility project, the first question often sounds simple: What do we need to build? But the better questions come before that.

What are you trying to accomplish?

Where is your operation creating constraints today?

How will production change in the next five or ten years?

What needs to happen now, and what should the facility be prepared to accommodate later?

Answering those questions is where a successful project really begins.

At VJS, our role is to help manufacturers take what they know about their business and turn it into a clearly defined facility plan. That means understanding your operation, bringing the right stakeholders together early, and helping align scope, budget, schedule, workflow, and long-term goals before major design and construction decisions are made.

Start With the Operation, Not the Building

Manufacturing facilities are complex because the building is only one piece of the equation. Production processes, equipment, utilities, HVAC, material flow, warehousing, employee needs, and future growth can all influence what the right solution looks like.

Sometimes the answer is an addition. Sometimes it is renovating or reconfiguring existing space. Often, it is a combination of improvements completed in phases.

That's why we often begin with feasibility and concept studies to help owners understand their options before committing to a specific direction. These early studies allow us to:

Evaluate existing conditions

Explore potential layouts and expansion opportunities

Identify

constraints

Assess how different approaches align with operational needs, budgets, and goals

It's an opportunity to test ideas, understand trade-offs, and make informed decisions before investing heavily in design.

Our in-house architects bring another level of expertise to this process. Working alongside our construction and preconstruction teams, they help translate operational needs into practical concepts, evaluate alternatives, and develop a project definition that owners can confidently move forward with.

And when specialized expertise is needed, we help identify and bring the right engineering and design partners to the table. The goal isn't to have every answer ourselves. It's to build the right team around the owner's needs.

Turning Complexity Into a Plan

We've used this approach across very different manufacturing environments.

Different facilities. Different processes. Different technical challenges. But the starting point is the same: Understand what the owner is trying to accomplish before defining what should be built.

POPE SCIENTIFIC

VJS paired facility assessment and master planning with workflow and production-process engineering to guide phased growth. The resulting expansion increased the facility footprint by nearly 50%, supporting manufacturing, engineering, testing laboratories, glassblowing, warehousing, and office functions while maintaining flexibility for the company's operations to evolve.

RJ SCHINNER

Early planning included coordination with the HVAC engineering partner on a major system overhaul, including rooftop unit replacements and an energy-efficient control system, as part of a larger warehouse expansion and renovation.

MEDICOIL

A key piece of its manufacturing addition involved deinstalling an existing modular clean room from a neighboring facility, reassembling and expanding it in the new addition, and incorporating a dedicated HEPA-filtered HVAC system.

An Extension of Your Team

For many manufacturers, planning a major facility project isn't something their staff does every day. That's where the right construction partner can provide value well before construction starts.

We see our role as an extension of the owner's team: asking the right questions, helping align stakeholders, evaluating feasibility, exploring concepts, identifying risks and opportunities, bringing in the right expertise, and creating a clear path from an operational need to a buildable solution.

Because a successful manufacturing project isn't simply about building more space. It's about creating the right space for where your business is going next.
