PROJECT SCOPE

270,000 square feet, 150-unit senior living facility consisting of a three-story independent living and memory care facility and a two-story Town Center.

The Town Center includes a bistro for convenient dining, a formal dining center with private dining areas, an assisted living dining center with a fireplace that overlooks a courtyard with an exterior pergola and garden, a market for the purchase of convenience items, a library, a club room/bar area with liquor lockers for storage of personal items, a hearth room that overlooks a natural wetland habitat to the north of the building, fitness center with adjoining locker rooms, a movie theater, and a beauty shop with onsite beautician/stylist.

Parking is available for residents in a heated underground parking garage. The parking garage also has ample storage lockers for the residents. Surrounding the exterior of the facility is one mile of private walking paths that wind through nine acres of landscaped property.

EXCEPTIONAL RESULTS
This project was originally envisioned as a commercial retail component of a larger-scale, mixed-use project that included residential condominiums, single-family homes, boutique retail, and an existing golf course. After the great recession, the project was repositioned with a new investor group in response to market corrections. Using the existing Planned Development District zoning as a flexible platform, VJS led efforts to rescale the project, orchestrating a land exchange with the golf course to assemble a site to accommodate a mini-continuum senior living facility along with the golf course and limited retail uses.

VJS Development Group also brokered the land sale and assisted with government approvals.
